Should You Lower Your Asking Price or Wait for the Right Buyer?

When selling your home, one of the biggest questions you may face is whether to lower your asking price or wait for the right buyer to come along.

Sometimes waiting makes sense. Other times, the market is giving you signs that a change could help. The key is knowing how to tell the difference.

Look at the Buyer Activity

Start by paying attention to what happens after your home hits the market.

Are buyers scheduling showings? Are they coming through but not making offers? Or are you seeing very little showing activity at all?

These responses can tell you a lot.

If buyers are not coming through the door, your price may be keeping them from considering the home. If you’re getting showings but no offers, the price, condition, presentation, or a combination of those factors may need another look.

Compare Your Home to the Competition

Buyers are comparing your home with everything else available in their price range.

That means your asking price needs to make sense based on today’s competition, not simply what you paid for the home or how much you have invested in it.

If similar homes are priced lower, offer more updates, or show better online, buyers may choose those properties instead.

A Price Reduction Isn’t Always the Answer

Before you lower the price, take a look at the entire listing.

Could the home benefit from better photography? A little decluttering? Improved curb appeal? Small repairs? A stronger marketing strategy?

Sometimes making changes to the presentation can improve buyer interest without changing the asking price.

When Lowering the Price May Make Sense

If the home is showing well, the marketing is reaching buyers, and comparable properties indicate that the home is priced too high, a price adjustment may be worth considering.

The goal isn’t simply to lower the price.

The goal is to position the home where buyers see the value and feel motivated to take the next step.

A well-timed adjustment can also put your home in front of buyers who may have been searching just below your original price.

Don’t Ignore What the Market Is Telling You

Waiting for the “right buyer” can work, but there is a downside to letting a listing sit without making adjustments.

New homes continue to enter the market, and buyers may begin to wonder why your home has not sold.

That doesn’t mean every home needs a price reduction after a certain number of days. Instead, sellers should look at the full picture and make decisions based on actual market feedback.

Every Home Is Different

There is no one answer for every seller.

A home in Howell may perform differently than a home in Brighton, Fowlerville, Hartland, or another Livingston County community. Condition, location, updates, competition, and pricing all matter.

That’s why I believe pricing decisions should be based on the specific home and the current market, rather than automatically lowering the price or simply waiting it out.

The Bottom Line

If you’re wondering whether to lower your asking price, don’t make the decision based on frustration or guesswork.

Look at the showing activity, competition, feedback, and comparable sales. Then decide what adjustment, if any, gives your home the best opportunity to attract the right buyer.

The goal isn’t to be the lowest-priced home. It’s to make sure your home is positioned where buyers see the value.
