If you have been watching the news lately, you have probably seen headlines saying home prices are dropping and the housing market is shifting. So, the big question is, are Livingston County home prices dropping as well?
If you live in or are considering buying or selling in Howell, Brighton, Hartland, Pinckney, Fowlerville, or the surrounding areas, the answer may surprise you. The national conversation only tells part of the story. What is happening locally in the Livingston County housing market in 2026 looks very different.
Let’s break it down so you know exactly what is happening right here at home.
What the National Headlines Are Saying
Across the country, the real estate market has been adjusting. Interest rates are higher than they were a few years ago. They are currently sitting in the mid-6 percent range, which has impacted buyer affordability.
As a result, many markets are seeing more price reductions. Buyers are also taking a more cautious and selective approach. Homes are sitting on the market a bit longer in certain areas.
While all of that is true nationally, real estate is always local. What is happening elsewhere does not always reflect the Livingston County real estate market.
What’s Actually Happening in Livingston County Right Now
In Livingston County, including Brighton, Howell, Hartland, and surrounding communities, we are not seeing a dramatic drop in home values. Instead, the market is shifting back toward more balanced conditions.
So far in 2026, the average days on market is just 13.5 days. This tells us homes are still selling quickly when priced correctly. At the same time, Livingston County home prices in 2026 remain strong with the median sales price is $398,000, and the average sales price is $442,000.
When we compare that to the same timeframe in 2025, a clearer picture emerges. In January and February of 2025, the median sales price was $386,000. The average was $438,000. In those same months in 2026, the median sits at $372,000, and the average is $404,000.
This reflects a slight year-over-year adjustment in home prices in Livingston County. However, context matters. This is not a declining market. It is a market normalizing after several years of rapid growth.
Are Home Prices Dropping in Brighton, Howell, and Nearby Areas?
Looking at Livingston County real estate trends as a whole is helpful. The real story becomes clearer when you break it down by community.

Howell offers a different dynamic, with more inventory averaging about 140 homes on the market. This gives buyers more opportunities. In Hartland, where inventory is more limited at around 69 homes on average, prices are supported by lower supply. The median real estate sales price in Hartland is $459,000, and the average is $488,000. This shows continued strength in that segment of the Livingston County real estate market.

What This Means for Buyers
For buyers, this shift in the Livingston County real estate market in 2026 is creating opportunity. There are more homes to choose from than in recent years. In some cases, there is also more room for negotiation.
Buyers are no longer forced into immediate decisions in every situation. This allows for a more strategic approach when buying a home in Livingston County. At the same time, homes are still averaging just 13.5 days on market. The most desirable properties are still moving quickly.
What This Means for Sellers
For sellers, home values in Livingston County Michigan remain strong. However, the market is no longer as forgiving as it once was.
Homes that are priced correctly and presented well are still selling quickly. Many are selling within that two-week window. Homes that are priced above market value are sitting longer. They are also more likely to require price adjustments.
Buyers today are more informed and more selective. This makes pricing, presentation, and marketing more important than ever in the Livingston County housing market.
What We’re Seeing on the Ground
From working with buyers and sellers across the Livingston County real estate market, one thing is clear. The market is active, but it is more disciplined.
Homes that are priced right and marketed effectively are generating strong interest and solid offers. Homes that miss the mark are sitting longer. Many are adjusting to meet the market.
This is not a slowdown. It is a shift in how the market responds to pricing and preparation.
