If you’ve been watching the real estate market in Livingston County lately, you’ve probably noticed something that doesn’t quite make sense at first. Some homes are selling within days, while others sit on the market with little to no activity.
Same area. Same buyers. Completely different outcomes.
It’s easy to assume this comes down to timing or luck, but the reality is much more strategic. The difference isn’t the market. It’s how the home is positioned within it.
Pricing Sets the Tone from Day One
Pricing is one of the most powerful tools a seller has, but it has to be used strategically. Buyers today are well-informed. They’ve been watching the market, comparing homes, and they can quickly recognize when something feels overpriced.
When a home is priced too high at the start, it often slows momentum before it even begins. Buyers hesitate, showings are lighter, and the listing can become stale.
On the other hand, homes priced correctly from day one tend to attract more attention right away. That increased activity often leads to stronger offers and, in many cases, better overall results. Pricing well isn’t about leaving money on the table. It’s about creating demand.
The First Week Matters More Than You Think
The moment a home hits the market, it enters its most important window. Buyers who have been actively searching are notified immediately, and agents are watching closely for new listings that match their clients.
This is when your home gets the most visibility.
When everything is aligned, pricing, presentation, and marketing, this first week can create a sense of urgency that drives strong interest and quick offers. If that window is missed, it becomes much harder to recreate that same level of excitement later on.
What the Local Data Is Showing Right Now
Looking at recent market activity in Livingston County, the numbers reinforce just how important early strategy really is.
In March of this year, the median days on market was just 13 days, with an average of 36 days. That gap alone shows how quickly the right homes are moving compared to others that linger longer.
We also saw homes going under contract very quickly, with the average “shows to pending” sitting at 12.4 days in 2026, compared to 13.0 days in March of 2025, showing that serious buyers are still active and making decisions quickly when the right home hits the market.
Pricing remains extremely efficient as well, with homes selling at an average of 99.8% of list price, meaning most well-positioned homes are selling very close to asking price when marketed correctly.
On top of that, the median sales price came in at $396,485, while the average sales price reached $442,893, reflecting a healthy and active market where demand is still strong for properly positioned homes.
Presentation Drives First Impressions
Before buyers ever step through the front door, they’ve already formed an opinion online. Photos, layout, and overall presentation play a major role in whether someone decides to schedule a showing.
Homes that feel clean, bright, and move-in ready tend to stand out immediately. Even small details like decluttering, lighting, and simple styling can make a noticeable difference.
When a home doesn’t show well online, it often gets skipped entirely, regardless of its potential in person.
Condition Needs to Match the Price
Buyers are always comparing options, and they’re looking for value. If a home is updated and turnkey, they’re often willing to pay a premium. If it needs work, they expect the price to reflect that.
There’s nothing wrong with selling a home that needs updates, but the strategy has to align with the condition. When there’s a gap between what buyers see and what the price suggests, that’s when hesitation sets in and homes begin to sit.
Marketing Creates Momentum
Listing a home is one thing. Creating exposure is another.
The goal is to get as many qualified buyers as possible to see your home, especially during those first critical days. Strong photography, thoughtful promotion, and a targeted online presence all work together to build that early momentum.
Without that push, even a great home can go unnoticed.
Why Some Homes End Up Sitting
When a home lingers on the market, it’s rarely because there are no buyers. More often, it’s a combination of factors that didn’t quite align.
It could be pricing that missed the mark, presentation that didn’t stand out, or a strategy that didn’t match current market conditions. These small gaps can add up quickly and impact how buyers respond.
The good news is that all of these factors are within your control when you have the right plan in place.
The Bottom Line
Homes don’t fail to sell. Strategies do.
When a home is positioned correctly from the beginning, it creates momentum, attracts attention, and leads to stronger results. The key is having a clear, intentional approach before your home ever hits the market.
